The Process in Detail
Allright Files a Complaint with Your Landlord
We formally notify your landlord (Rüge) and demand a rent reduction to the legally permitted level.
You Continue Paying Full Rent Until an Agreement Is Reached
Until we secure an agreement, you must continue paying your current rent as usual.
Your Right to a Refund
Once an agreement is reached, your landlord must refund any excess rent paid from the date of the complaint. We take care of reclaiming the money for you.
Deduction of Our Success Fee
The refunded amount is offset against our success fee. Depending on how long the process takes, you may receive an additional payout.

Case 1 – Out-of-Court Success
Initial Situation:
The tenant pays €1,000 in rent. Since this exceeds the local reference rent by €300, a rent reduction can be requested.
Allright Files a Complaint with the Landlord
Allright formally demands that the landlord reduces the rent by €300, bringing it down to the legally permitted level.
Full Rent Continues Until an Agreement Is Reached
An out-of-court settlement is reached after 6 months. Until then, the tenant continues to pay the full rent of €1,000 per month.
Right to a Refund
Since the rent reduction is applied retroactively from the date of the complaint, the landlord must refund the overpaid rent of €300 per month for 6 months, totaling €1,800.
Offsetting Against the Success Fee
For securing the out-of-court rent reduction, Allright charges a success fee of €1,800 (equal to 6 months of rent savings). This is directly deducted from the refund, meaning the tenant pays nothing upfront.
Permanent Rent Reduction
From the settlement date onward, the tenant only pays €700 per month instead of €1,000 – saving €3,600 per year.
After 5 years, the total savings amount to €18,000 – the equivalent of a mid-range car.

Allright formally demands that the landlord reduces the rent by €300 to comply with legal limits.
Full Rent Continues Until a Court Ruling
Since an out-of-court settlement fails, Allright takes the case to court. After 7 months, the court rules in favor of the tenant. Until then, the tenant continues to pay the full rent of €1,000 per month.
Right to a Refund
Because the rent reduction applies retroactively from the date of the complaint, the landlord must refund the overpaid rent of €300 per month for 7 months, totaling €2,100.
Offsetting Against the Success Fee
For securing the court ruling, Allright charges a success fee of €1,800 (equal to 6 months of rent savings). This is deducted from the €2,100 refund, and the tenant receives the remaining €300 directly from Allright.
